Privacy Policy

This policy explains what Denles LLC collects, why, and what we never do with it. Short version: we collect the minimum needed to run a subscription research tool, we do not sell your data, and property data we show you is public record.
1. What we collect
Account data: your email address (used for passwordless sign-in links, renewal reminders, and alerts you subscribe to). Billing data: handled by Stripe - we never see or store full card numbers; we keep only the subscription status Stripe reports. Usage data: which features you use (dossiers opened, Copilot questions counted against your plan quota), plus standard server logs (IP, browser type) for security and debugging. Your saved content: watchlists, saved searches, and calculator inputs.
2. What we do NOT do
We do not sell or rent personal data. We do not run third-party advertising or ad trackers. We do not use your questions or saved searches to train AI models.
3. Property data
Auction listings, valuations, liens, and owner names shown in the product come from public county records and public data services. This is public-record information about properties, not data about our users.
4. Processors we rely on
Supabase (database and authentication), Stripe (payments), Vercel (hosting), Anthropic (AI analysis - lot dossier content and your Copilot questions are sent to generate answers; Anthropic's API terms prohibit training on this data), and an email delivery provider for sign-in links and alerts. Each receives only what its function requires.
5. Retention and deletion
Account data is kept while your account exists. Delete your account (or email support) and we remove personal data within 30 days, except minimal records we must keep for tax and accounting law.
6. Security
Data in transit is encrypted (TLS). Database access is restricted by row-level security; payment credentials never touch our servers. No system is perfectly secure - report concerns to the support contact and we will investigate promptly.
7. Your rights
You may request a copy, correction, or deletion of your personal data at any time via the support contact. We answer within 30 days. We do not discriminate for exercising privacy rights.
8. Changes
Material changes to this policy are announced by email or in-app at least 14 days in advance.
